Prices per night, per room, on a bed and breakfast basis for a Double or Twin en-suite room:

2024 Tariff* (minimum length of stay is 2 nights):

Guest House

Thank you for choosing to book your stay at Ivy Cottage Guest House. We look forward to welcoming you and making your stay a pleasant one. When you make a booking you are entering a legal agreement with us, therefore please read our terms and conditions of booking below. The legal agreement commences on the date we receive your deposit.

Booking Terms and Conditions for Ivy Cottage Guest House

These Booking Terms and Conditions are governed by the law of Scotland and apply to all Bookings except where We agree in writing other terms. By making a Booking You are deemed to accept these Booking Terms and Conditions.

Occupation of Accommodation

This agreement confers on You a right to occupy the accommodation for the purposes of a holiday only. We regret we are no longer able to offer accommodation for the purpose of attending a wedding. The number of occupants must not exceed two. Sorry, Our accommodation is not suitable for infants.

Prices

The prices published are per room per night (a 10% discount is applied when booking for single occupancy), for accommodation and breakfast, unless otherwise stated as a special package. The prices published are for maximum occupancy of two people per room. A minimum length of stay of 2 nights applies to B&B bookings.  For the avoidance of doubt, guests who stay for less nights than the number booked must still pay for the full period booked.

Payment

To secure Your Booking, a non-refundable deposit of £100 must be paid online by debit or credit card (Maestro, Visa and MasterCard). Any balance is due by the date of arrival (with the exception of balance payments for the Highland Games weekend which are due eight weeks prior to arrival and are then non-refundable). Balance payments can be made by debit or credit card online using the link in the booking confirmation email, or in cash. Sorry, We do not have a card machine.

Cancellation and Insurance

Please let Us know if you need to cancel Your booking. As We are unable to judge reasons for cancellation We respectfully remind You that a Booking constitutes a legal agreement and therefore recommend that you take out an appropriate holiday insurance policy.

Non-availability

In the very rare circumstances where We would need to cancel Your Booking due to unforeseen circumstances beyond Our control, We would do Our utmost to offer You suitable alternative accommodation. However, if this was not possible, or unacceptable to You, We would refund all monies paid by You without delay. Our liability would not extend beyond this refund.

Arrival

Normal hours of arrival are between 4 pm and 7 pm. Later arrival is sometimes possible, by agreement prior to booking. Sorry, an earlier arrival is not possible. For the avoidance of doubt, this includes baggage drop-off, key collection etc.

Departure

Please vacate Your accommodation prior to 10.30 am on the day of departure.

Conditions of Stay

We reserve the right to terminate Your Booking immediately without being liable for any refund or compensation where You engage in unacceptable behaviour that causes a disturbance or distress.

Pets

Sorry, pets are not permitted in the Guest House.

Smoking

In line with Scottish legislation We operate a NO SMOKING policy within ALL interior areas, including bedrooms, bathrooms, public areas and corridors. Should you not comply with this policy We reserve the right to charge You up to £150 for the cleaning of carpets and other soft furnishings to remove the odour of tobacco. Smoking is permitted in the garden.

Damages and Breakages

Please take care with Our accommodation. You are liable for any damages or breakages which You cause to the accommodation or its contents. Please report these as soon as they occur. We reserve the right to charge You for the repair or making good, particularly if the damage or breakage is significant and caused by negligence or a willful act.

Liability

Our total liability to You is limited to monies already paid by You, unless proven to be caused by a negligent act by Ourselves. This applies to any damage, loss or injury to You, Your possessions or any vehicles.

Accessibility Information

The accommodation is arranged over two floors. We do not have a lift. Unfortunately due to the layout of the building We are unable to provide a bedroom with wheelchair access.

Privacy Policy

We understand the need for appropriate protection of all personal information provided by You. Any information You supply to Us will be used for the purposes of administration functions such as contacting You about Your booking and sending You information about Us. Your details will not be passed to third parties without Your prior consent, except in cases where We believe in good faith that We have a legal obligation to do so.

Definitions

“Booking” shall mean Your reservation request to stay at Ivy Guest Cottage and the duration of Your stay.
“We/Our/Ourselves” shall mean the business trading as Ivy Guest House & Self Catering Accommodation, represented by Jennifer Greenshields.
“You/Your” shall mean the person(s) making the reservation request and the person(s) on whose behalf the reservation request is being made.
